The Application Your application can be taken by
phone, fax, U.S. mail or by using the on-line
application. At application (and possibly before),
you will receive a Good Faith Estimate, a Truth-in-Lending
Statement, and a variety of other disclosures about your
loan and the loan process. Loan Processing We gather documents to verify your
income and assets, a process we try to make as painless
as possible. This is also when we order title insurance,
the appraisal, and, if needed, the survey. (1-5 days.) Underwriting Your completed file is reviewed
to insure that such things as income, credit, employment,
and the size of your loan conform to lending guidelines.
(1-2 days.) Closing A title company will prepare your
settlement statements and close your loan. (One day to
prepare the loan documents; 30 minutes to 1 hour to close
the loan.) Funding On a purchase, the loan becomes
effective the day you close. Most refinance transactions
become effective on the fourth business day after you
close.
